Thinking about buying a home in McKinney? Whether this is your first time or tenth time buying a house, the process can seem daunting and overwhelming!  Many times, people do not realize the very first step is to begin the loan process by exploring financing options, interest rates and obtaining a prequalification or preapproval letter. If you haven’t done so by now you will now want to select your Real Estate professional who will then set you up on a custom search and begin showing you houses that meet your criteria. Upon finding the home of your dreams you will negotiate the sales price and execute a purchase agreement.  You will want to make sure your lender receives an executed copy of your contract as so they can begin the loan process. You are now in your Option Period in which time you will complete inspections on the property.

Upon expiration of your option period you will want to:

  • Arrange for insurance on the property
  • Continue the loan process by getting all required docs to lender
  • Choose a Home Warranty company
  • Schedule movers
  • Switch Utilities into your name
  • Schedule your closing time

While you are taking care of the items above the Title Company is doing the title search on your property, issues a Title Commitment to your lender, prepares closing documents; Your Real Estate agent is negotiating on your behalf and making sure all the terms and deadlines of the contract are being met; Your lender is ordering the property appraisal, verifying any buyer requirements and preparing your loan package for closing.

Selling a home is a Team effort. Christine Hogan will develop and implement a marketing plan tailored to your property. As a seller, you control the asking price, condition of the property and access to the property. Unfortunately you do not control the market condition, the motivations of your competition and the Buyers’ perceived value.

Sellers set the price of the home but the Buyers determine the value by what they are willing to pay in today’s market based on a competitive market analysis of other properties similar to yours that are on the market or have recently sold and what you, the seller, are willing to sell the property for.

Factors that do determine the market value of your property:

  • Prices of your competition; Homes For Sale & recently Sold
  • Buyers’ view of the housing market
  • Location
  • Condition of property
  • Availability of financing

The market value of your home is not:

  • What you paid for your home or what you have in it
  • What you need from the sale of your home
  • What you want
  • What it appraised for
  • The replacement cost
  • What your neighbor or associate says
  • What the Tax Office says it is worth

Marketing factors include a marketing plan, home’s condition, price and value.  If you have been thinking about taking advantage of this Sellers’ market, NOW is the time! Call me today to discuss the price and value of your home!

Thinking about taking advantage of this Sellers’ Market? Giving attention to details around your house will make a difference when showing your home to potential buyers!

Look at your home from the outside, then work your way in. Curb appeal is what makes that first impression. Invest in landscaping, sweep walk ways, trim shrubbery, add blooming plants & paint if necessary to create a good first impression.

The kitchen is one of the most important parts in the house. Make it light & bright! Wipe down cabinets & drawers; clean the vent hood & oven and clear off the counter tops of small appliances to make the room look larger.

Avoiding clutter throughout the house will make the rooms & closets appear larger. Now is the time to pack away items that get little to no use. After all, you will be moving soon!

Same can be said for the attic & garage. Trash or donate items you do not intend to keep! Clean & degrease the garage floor. Make sure the attic light works and repair the stairs, if needed.

Go ahead & repair those items that have been driving you crazy! If they bother you, they will most likely bother a potential buyer as well.

  • Repair dripping faucets; Unclog drains
  • Check roof for missing shingles; ceiling for leak stains
  • Clean out the fireplace
  • Replace burned-out bulbs
  • Replace broken windows & torn screens
  • Wash windows
  • Clean carpets; repair or replace any loose tiles or wood floors
  • Check doors, doorknobs, drawers & sliding-glass doors
  • Clean rust and soiled spots

For a faster sale at the best price possible, you will want your home to be as presentable as possible. Approach your present home the way you look at other houses. Call me TODAY for a Complimentary Market Analysis and to discuss the marketability of your home!
