Trinity Falls Announces Model Grand Opening In McKinney

Trinity Falls, the first of a new generation of master-planned communities targeting a lower price home buying market in North Texas, is launching its model grand opening August 16 in McKinney.  Experts say this new 1,700-acre premier master-planned community, with upscale amenities typically expected in a much higher price range, may be the answer to the highly underserved affordable market.  

"With home prices surging in the northern Dallas suburbs, first-time home buyers will find it difficult to find high-quality houses in a master-planned community setting in the prestigious McKinney ISD,” said Ted Wilson, Principal of Texas housing analyst Residential Strategies.  “Trinity Falls contains a full complement of desirable amenities with homes at an affordable price."

Four fully furnished models by Beazer Homes and Ashton Woods are ready for viewing. Both builders have inventory under construction now from the low $200s. 

“We are pleased to have these top national builders providing homes at a price range that fills a market gap that homebuyers want,” said Leisha Ehlert, Investment Manager for Castle Hill Partners, the developer of the community.  “This, along with the high level of amenities, will be a major differentiating factor for any new master-planned development in North Texas.”

Phase I of Trinity Falls will include 238 single-family residential homes, and will feature amenities such as a residents-only clubhouse, open air pavilion with oversized fireplace, spacious event lawn as well as a beach entry pool and kids splash area.  Neighborhood parks include a tricycle race track and council ring as well as hike and bike trails throughout.

Trinity Falls is situated along the East Fork of the Trinity River, which runs the entire length of the site’s eastern edge.  With nearly two miles of frontage on the river and over 450 acres of open space planned, the community will feature a park system unrivaled by any other Master Plan in the DFW market. Backed by an $11 million endowment from the BB Owen Trust, amenities planned for the Trinity Falls BB Owen Park include miles of nature and interpretive trails; hike and bike facilities; an amphitheater; athletic fields; multiple outdoor gathering spaces as well as playgrounds, picnic areas and a series of recreational lakes for fishing, boating and canoeing.

Plans also include three McKinney ISD elementary schools on-site as well as retail and commercial components.  At full build-out Trinity Falls will feature approximately 4,200 home sites.

Located just north of the DFW Metroplex and only minutes from the intersection of Central Expressway and Highway 380, Trinity Falls will be the newest and one of the largest master-planned developments in McKinney, Texas.
