Development of Sandbrock Ranch is on track with the Aubrey community welcoming its first residents in October. 

Delia Sandoval, her fiance Mario Roybal, and Hunter, their Siberian Husky-Border Collie mix, are the first of a projected 2,600 families that will live at Sandbrock Ranch. Their home is being built by Highland Homes and will be the first home they have ever owned.

“After years of paying rent, I am excited to be buying my first home and making such an investment for myself and my family,” Sandoval said. “I was not expecting to be a pioneer in any sense during this move, but I’m very enthusiastic to lead the way.”

Originally from Dallas, Sandoval, a psychiatric nurse practitioner, had been living in the San Francisco Bay area for 18 years. She and Roybal, a machine operator, were ready to buy a home and start a family. California’s high cost of living put home ownership out of their reach. 

They made the decision to move to the Dallas area where homes are more affordable and Sandoval could be near her family. They discovered Sandbrock Ranch with the help of their Realtor.

“At first, I could not decide between buying a new home versus a previously owned-home,” Sandoval said. “My Realtor Pip West-Johnson of Fathom Realty really took the time to get to know me and knew what I was looking for with regards to community and amenity resources. She introduced us to Sandbrock Ranch.”

Sandoval and Roybal said they were attracted to the community’s commitment to respect nature and connect residents to the land that was once home to the developers’ personal horse ranch. As outdoor enthusiasts, they also appreciated Sandbrock Ranch’s plans to include green spaces in the form of walkways, paths and parks.

“We are big hikers and had wonderful large green parks in the Bay Area,” she said. “This offered the next closest thing to having outdoor space at our disposal, as well as a beautiful home in our price range. The future planned amenities offer a great playground for the whole family and pets.”

Another appeal for the pair is the planned on-site Denton Independent School District elementary school. Other amenities such as a clubhouse, fitness facility, pool and splash pad, two stocked lakes, an event lawn, recreational fields, a playscape and an outdoor amphitheater also are welcoming.

The couple chose to build with Highland Homes which offered a floor plan and upgrades that fit their lifestyle and budget. 

“The floor plan was definitely important to me,” Sandoval said. “What I loved most was the open kitchen area into the family room, the master bedroom at the back of the house and the extended backyard patio option. Again, we really like sitting outside with our dog and wanted a space to accommodate that from the get-go, without having to add-on later.”

Sandoval said she was pleased that Highland Homes gave her weekly updates on the progress of her home while it was under construction. Construction Manager Blake Cyrier provided her with reassurance throughout the entire process and was more than willing to answer her various questions.

Sandoval and Roybal are excited to begin their new life at Sandbrock Ranch.

 “The vision of Sandbrock Ranch is much in line with the kind of community I want my family to live in,” Sandoval said. “I am really excited to be very integrated into what is planned for the community.”
